What kind of Coffee Shop Should I open?

When I wrote my business plan coffee shop, I designed to sit coffee, with or without a drive through (the mix as I call it). However, it can be adapted to any of these forms, including a coffee kiosk and coffee cart.

Here are some points to consider when planning for each opening a coffee shop:

Sit down (and mix) – most advantageous if you plan to have entertainment and events. This would be considered most often not the full service cafe. Apart from the pure coffee house serves no purpose but the coffee and in some ways more, sitting down serve light meals to full menus, also known cafes. The mixture is about adding a drive through window if space permits. A drive through the window can add up to 20% more revenue for your sales because of its convenience.

Cross (stand alone) – Usually a lesser start-up costs, you can have your drive through off-site built by a company that specializes in these for about 20,000 dollars or less. Many times you can get a lease from the owner of a parking lot that does not require all that space for parking. Be sure to consult the planning department of the city to be sure you can do that. It will probably need a certain movie square space a lot of parking for employees and customers "stacking". This is a fancy way of saying how many cars can be online at your drive through window on your property and still allow flow in and out easily and still have enough space for other tenants of the place. Note that if your city and / or department of health does not allow portable water and wastewater on site, you will be asked installing the plumbing and sewage. This can become expensive, but if the location is prime, it outweigh your upfront costs.

You can also find a separate building that can be converted into a drive through gas stations. and some former fast food restaurants (without private Dining inside) are good for that. On the station, do not forget to visit your city planning and zoning department to be sure you can convert it into a coffee drive through. You may have a problem with the car stacking again.

Kiosk – This is large shopping centers, hospitals, car dealerships or anywhere that you do not need one or window. This a step above the cart (below) because the kiosk is about a coffee that can be disassembled and moved quite easily. They essentially a prefabricated, fancy group of counters all connected together. It gives the impression of an independent coffee. many places such as jewelry and have in the malls.

Shopping – This is about says it all. A cart will cost from $ 8000 to 12.000 or so to build. They are also generally in shopping malls, car dealerships, hospitals etc. They have considerably less room to a booth, but are an excellent choice if you want to be in a mall or otherwise. You should normally be limited to providing food and bakery that is pre-packaged.

Whatever type of coffee shop you decide to open, make sure you have researched everything and are very willing to be immersed in all this! It takes a lot of your time and good luck!

A Funny Thing Happened On the Road

I lived in Colombia for eight years with my Colombian partner and our daughter. We lived in Cartagena, so near that we could hear all the ads on airline flights. Our neighbor was the chief of police and our daughter used playing with his children, so we spent some time in the other house.

I am a licensed amateur radio operator (ham radio). There was a group of us, all radio operators, who used to hang out together. One day, we decided to drive in another city. As a Our small group lived on a farm, we have organized to take it on the road. The driver was not too sure how to cultivate our friend and managed to take a wrong turn. A few miles up the country Lane, he realized his mistake and turned around the car. To our knowledge, a group Narcotics police had staked out the area because at the end of the road was a building that was used to manufacture illicit drugs. The Police expect the operators to return and seeing on jeep turn, they thought we were their and we had identified. Thus, they gave Hunting and surrounded us with guns drawn. Seeing that we were all hand radios only reinforces their suspicions. They placed one of their agents in our car and we ordered to go to the police headquarters. When we arrived, they proudly escorted us into the office of chief.

"Hello Sheldon," said the chief. "What are you doing here?"

"Ask your stupid officers," I said, glaring at them as they began look very uncomfortable.

"I know all these people," said the chief. "What seems to be the problem?"

A brief discussion ensued after which officers stop all the excuses and the coffee was served to us. At the exit, the chief had his arm around my shoulder. I looked around and almost all policemen in the region was there at the parade. They looked at us and then I was known as a friend of the chief and nobody ever bothered me again.

When I lived in the United States, I was approached by a government agent one day. They were looking for someone and I discovered that I knew this person and asked me if I wanted to help them locate it. They asked me to try to call him and some of his friends to try to locate it and requested that I record the conversations. So it I was there in a public phone making phone calls. Someone noticed me passing and he thought I was hacking the phone then called the phone company, who called the police. The next thing I knew was that two police officers were outside cab signaling for me to leave what I did.

"What are you doing?" Asked one of them.

"I'm sorry officer," I replied. "I am unable to discuss with you."

"Well, let me see what's on this tape, "he said

"I'm sorry new leader, but I am unable to do so," I said.

"Well, he said. "I'm going to have to stop," he said.

"Agent Search," I sighed. "You'll have to do what you feel you have to do, but before you are too excited, you please call that person. "

I handed him the card of the agent I worked with and he retuned to his car with her. A couple of minutes later he returned, shaking his head.

"OK," he said, "You are free to go. "

The next day I was driving a little late for my daughter's school to pick her up and he was a little faster in a 20 mph zone. I heard a police siren and pulled over. It was the same two policemen. They looked at me aghast.

"Oh no, said one of them. "Not you. What name do you use today? Is a waste of time giving you a ticket. You probably just call someone and have it annulled. "

With that they returned to their patrol car and left.

I was a pilot for many years. In my early years of flight in the 60s I lived in Montreal, Canada. One day I decided to visit the United States then took off from Dorval Airport toward Plattsburgh. I was flying a small plane called Wooden Culver V was made around 1942. The radio was very old and had only six different frequencies. After crossing the border, I called the control air traffic and told them that I am going to Plattsburgh.

"Which airport are you heading?" He asked. "The airport municipal or military base? "

I thought he was giving me an alternative if he asked that it was closer to the city.

"It's the military base," he said. I looked on the map and head way. The approach to the airport, I was impressed by the enormous size. I tried all the different frequencies that were in the radio, but could get no response. I was getting close now and just decided to land, rocking the wings of the aircraft to indicate that I had no communication with them. As soon as I landed a couple of jeeps came screaming and I was surrounded by armed soldiers. An officer came to me and demanded my passport. I gave him the British document. He sighed and shook his head, returning the passport to me.

"Look son," he said abruptly, " This track is about ten thousand feet long. You used that leaves you two thousand eight thousand feet. Just continue … and never come back! "

It no matter how many hours of flight experience you have, it is easy to screw. One day, I flew my Piper tripac plane. Each plane has a compass in it. I installed an electrical panel in a plan. It was located at the rear of the aircraft in order to avoid any influence magnetic and had a distance indicator on the panel. Somehow, as I drive south and adjusting the radio frequency I managed to hit the compass switch. So now, the indicator has been stuck on the south. The approach of Fort Lauderdale, Florida, I gave my position and they gave me 24 straight as the airstrip. For those who do not know, track numbers are assigned by their magnetic headings for 2004 would be pointing at 240 degrees, near the west. When they gave me the track I glanced at the compass that indicates the South Course or 180 degrees. Immediately my brain calculated that 240 should be my right. As I approached the airport, I noticed something very strange. All aircraft seemed to go in the wrong direction! I turned the approach to think this. I looked again on the compass not realizing he was stuck and worked all over again.

"These people are all crazy, I thought to myself. Suddenly, the radio came to life.

"Position of the East hold 614, Delta 456 stand aside, national 364 negative, we tripac have one to two thousand feet and we do not know what he will do next!

"They talk about me!" I realized. I saw light aircraft circles below and simply decided to follow them in. As soon as I landed, I looked at the compass and realized what had past. The radio came to life.

"Tripac three thousand and five whiskey, congratulations, you've now made a successful landing on the Runway 24 left. Unfortunately we gave you 24 right. Would you please report to the control tower.

"They're take my license for this, "I thought. "Screwing up air traffic at an international airport."

I drove to the tower control, left the plane and took the intercom.

"This is the driver tripac, I sighed.

"Do you realize what you just did? "Asked one of the controllers.

"Yes, sir," I replied politely. "I explain," I lied, "What I'm new here. I am a student pilot and this is my first cross country flight. "

"Oh, I see," was response. "Well, it's a little different. Please be more careful in the future. "

I could not believe. He did not even ask my name. I called a pilot friend of mine and asked him to come and park the plane, not wanting to be seen with her and left the airport hastely.

I lived a few years in Colombia.I had a Piper Aztec plane is stationed in Crespo airport in Cartagena. There were lots of mountains in the region and, when visibility was really bad, they closed the airport. I used to make me look like a Flight Lieutenant with white shirt, gold braid of the CAP and shoulder bands. This had the effect of making me appear important and it was easier to do things at the airport. All the control tower operators knew me too. One day I fly to Barranquilla to visit friends. It was a beautiful day with unlimited visibility. One the way back to Crespo I contacted the tower of twenty miles and told them that I would land there.

"Zee Airport is closed," was the reply.

"What do you close?" I asked. "There is no single cloud in the sky."

"The president Zee coming he replied.

"Oh, no, I cried." I'm almost there. What do you think? "

"What a steal zee plane? "They asked and I gave them my name.

"Oh Lord Sheldon. OK you just muy fast."

I pushed into the gas and headed for the runway. After landing, I quickly rolled over to the tower and cut the engine .. As I exited the plane there was a sudden noise, a band right behind me and started to play hundreds of people waving flags and started to applaud. Surprised, I returned. I knew he could not be for me and suddenly realized that they thought I had delivered the president. I did sign my arms wildly, shouting: "No presidente, presidente no! "After about thirty seconds of the band stopped playing and the crowd fell silent and I slipped silently.

In Canada, I lived in a town called Three Rivers. I used to fly from a small airport nearby. The guys in the control tower were my friends and we all used to joke a lot. One day I was going to land and I in the aircraft in the region where they fired a red flare which is a signal that the airport is dangerous and should not be grounded. I knew they were joking, so just continued. The joke has turned against the flare set fire to the grass and they had to call the firefighters to extinguish.

Another time I left there to fly a combination military / commercial airport. My friends advised that the visibility was poor and there for me to be careful. They also said they would call the tower there and ask them look for me. As I approached the airport, I saw a large group of soldiers lined the runway. I decided to show what a wonderful driver and I was right in land in front of them. I managed to completely misgauge landing and press the paved runway, bouncing all over the place. I squatted down and taxied to a remote part of the airport before leaving so nobody would see me.

When I returned to Trois-Rivieres, the tower asked me to come and see them. When I arrived, they were hysterical, almost rolling on the floor.

"OK" I asked: "What so funny?"

They rewound the tape and said: "You have to listen to this." The band has begun …

"What is Harry, a Cherokee? No, did not seen. Wait a minute, someone is coming … Yes. low wing, looks likw Cherokee. It is your traffic … it is OK … it is now in the final … No problem, He has landed … He landed again … He landed again! "

10 tips to improve social

"Social relationships are a two way street. Make sure you are
driving on the side law. "
– Bryce's Law

INTRODUCTION

In previous articles, I described the problems among young workers are
have interpersonal / Comunications. Many people find it easier to connect
in an iPod rather than working with others. This translates by
a socially dysfunctional workplace where people work against each
others. To overcome this problem, I offer the following suggestions for
improving social relations of a person. There is no magic here,
only ten good tips sense to help you develop better relationships with
your colleagues, your suppliers and your customers.

  1. Greet someone

Nobody wants to feel unwelcome or misunderstood. If they do, they
feel like outcasts and less likely to help you with something. The objective
is to make people feel at home. This can be accomplished with a simple
greeting or a firm handshake while looking the person directly in the eye.

It is easy to detect if a greeting is sincere or routine. Your goal is to
seem genuinely concerned about the person. This can be achieved by:

  • In addition to personal attributes of the person (eg, clothing,
    hair, car).
  • Inquiring about a family member (for example, has observed the anniversary, birthday,
    graduation, animals, health, etc.)
  • Asking about an event the person recently experienced (eg, attendance
at a event, participation in a volunteer organization / charity, a new job
    project or assignment, etc.)
  • Commenting on something of interest – community, sports, weather
("What do you think of …?")

These vows are an expression of your interest in the person. Too often
greetings become commonplace and, as such, less credible. Try breakage.

A good, basic greeting can work wonders in building cooperation between
people.

  1. CALLS IN CONVERSATION

People have a natural curiosity about what you are. The best way
to communicate this is to engage a simple conversation. Some people
are naturally shy and tend to withdraw from such discourse. If
person is not ready to start a conversation, another should take the
the initiative by simply asking the other, "How are you?" or "What do you think? "

An icebreaker is to tell a joke. But in this day and age of "political
accuracy, "the proper exercise Judgement and taste of your humor. Avoid
slang and offensive remarks unless the opportunity arises. Kind heart
pleasant exciting is fine, as long as it does not turn malicious.

Some people do not have the gift of gab for telling jokes. As as such, telling a story
about some recent events that happened to you. But do not say anything. Stay
focused and be sure your story has a point to it.

A conversation is a two way street, regardless if it is funny or serious
in tone. Look interested stay focused, and ask questions. Also be careful
not dominate the conversation unless it is your intention. If you
a tendency to monopolize conversation, people will be less likely to
initiate conversation with you.

For more information on speech, see:

No. 60 – "The Art of Persuasion" – February 20, 2006
http://www.phmainstreet.com/mba/ss060220.pdf

  1. VOLUNTEERS

Many people would rather sit and watch others take the
work. Give your time or skills can add additional burden
But he said the other, you believe in them and are willing to help. Such
expression also makes it easy for you to seek support when you
need help.

  1. Ask advice

Too often, are too proud (or too stubborn) to ask for directions
in our journey through life. But to seek advice from a colleague
accomplishes two things: First, you can get the answer you're looking for
and, secondly, he told the person that you trust and respect their opinion. By
appoint a person, the counselor becomes involved
your interest. This leads to mutual trust and respect between people.

When you are prompted to give advice to another, be as articulate and
rational as possible. If you do not know the correct answer, do not
advice to manufacture or to deceive person. This does not break the person
confidence in you. Instead, the point in another direction where he could find
the answer he seeks.

  1. NETWORK

It seems participation in trade groups and voluntary organizations today
are declining. This is surprising since These groups provide a convenient way
vehicle to meet and exchange ideas with your peers. These forums are
Useful

  • To exercise our basic social skills.
  • To stay abreast of current developments in our field of interest.
  • For establish relationships with people who have different skills
and knowledge that can help us.

Rather than resisting networking with others, the young generation
should adopt. I highly recommend joining trade groups and
Volunteer charitable and fraternal organizations. Whatever group
the dynamics involved, such forums help us improve personally
and professionally.

  1. OPPONENTS Turn Into PROPONENTS

Today, we live in a competitive society (some prefer the expression "a dog-eat-dog
world "). I think it's pretty natural. There is nothing wrong with some
competition friendship is when it becomes vicious, turning competitors
in enemies, you must be careful. To overcome this problem, be gracious
in defeat and magnanimous in victory. This was the secret of Abraham Lincoln
success. After losing earlier political campaigns, Lincoln's stunning
opponents by presenting their victory celebration and offering a sincere
hand of congratulations and support. For Therefore, his opponents early
becomes its promoters later. After winning the presidential campaign
1860 he again stunned his opponents by offering them seats in his
firm. These former opponents became his closest confidants during the
dark days of the Civil War.

This is one thing to go into a contest of confidence, it is quite another to go
with a chip on your shoulder, thereby inviting trouble. Take disagreements
in the wake and choose your battles carefully. Ask yourself if it is really necessary
to create an enemy at this point in your career.

  1. Be courteous

Your morals and how you interact with others says a lot about a person
character. courtesy Basic means that you are socially well adjusted. No, I am
Not everyone becomes suggesting Manners "Miss", but beware of the basic
courtesy can improve your image with others. Small details can have a
dramatic effect. For example:

  • A simple thank you Note remembers a service.
I was program chair for various organizations during the
years. After a speaker has made a presentation for me, I would
Make sure you send a thank you note to him for their presentation
(What if There was a reward or not). It is a great personal
touch who remembers. Therefore, I have never a problem
    provide a loudspeaker.

  • Invite others to participate in demonstrations. Again, a personal note can
make wonders and makes people wanted. If you stumble
omission on your invitation list (which inevitably happens), move
quickly to correct this omission. Include people, not exclude,
let them know their presence has meaning for you.

Before thing, watch your temper. As the old adage warns us,
"You catch more flies with honey than you do with vinegar." A little
courtesy can go a long way towards establishing successful relationships.

  1. Be positive

People naturally to the other with positive and optimistic personality. This
does not mean that we should always wear a smiling face, but we must admit
people like optimists opposition to pessimistic. As such, we must always
looking for reasons why something must be done, as opposed to reasons
why it should not.

This leads us into the field of effective criticism. Avoid the temptation
maliciously criticize someone or something. First, it makes the person look
as a denier of whining and jealous Secondly, it tends to be more destructive than
versus to constructive. It is simply good practice, where problems of identification,
to offer alternatives rather than just criticism. As Winston Churchill
astutely observed, "Any idiot can see what is wrong with something. But can
you see what is right? "

Then the glass half empty or half full? Your answer says a lot about
how people perceive you.

  1. Be observant

As I have often written in the past, if there is anything constant in life,
so change. Change is always around us, but it takes a perceptive person
to be able to detect the smallest changes, whether it Whether a new hair style,
someone lose weight, a small job well done, or whatever. When a change
There, ask yourself why it happened. Be curious and understand
reasons for this change. This will help you adapt to change and improve
your relationships. For example, people are easily flattered when
someone compliments a change. This means that you are perspicacious and
interested in the person, both of which puts you in good standing with the
another person.

Included in this area is the respect for names people. There is
embarrassing for both parties when a name is forgotten. In particular, it sends
a signal to another person he / she is irrelevant in your eyes. This certainly
does not build relationships. Request business cards is one thing,
remember names, something else. This may require a little effort, but
is time well spent.

It is these small comments that go a long way. For example, perhaps
the best I have ever seen a lady secretary was named Myrna who worked for a
MIS Director at Chicago. The first time I visited the office, Myrna warmly
greeted me and asked me if I wanted a cup of coffee. Say Yes, she then asked
me what I wanted it. I told the cream and sugar, which eventually caused the
me. A few months later when I returned to visit the MIS Director, Myrna greeted me by
name and handed me a cup of coffee with cream and sugar. Frankly
I was surprised that she does not remember my name but I also liked how
my coffee. Later I discovered that Myrna maintained a simple map file;
every time someone visited the office, Myrna would register their name
and the type of coffee they liked. Sharp. Very strong.

  1. BE HONEST

The linchpin of good interpersonal relationships is trust. Regardless our form
speech, nothing further strengthen the confidence that honesty, the basic building block
confidence. Having an honest character conveys an image that you are
reliable, that your word is your bond and you can trust to do the
right thing. But your reputation can fly glow in the night if you are caught
in a lie. Therefore, do not falsify or mislead. If you do not know an answer,
does not make one but do everything to find the answer elsewhere.

We now live in an age where it is more common to cover up a mistake
opposed to admit. Inevitably, It will come off when the cover-up
is discovered. Instead, recognize a mistake from the beginning, correct, and win respect
your colleagues.

Give credit where credit is due. Remember this, nobody wants to work with
someone, they fear wrong, cheat or defraud.

CONCLUSION

There are other areas I could in this article, such as "persistence"
and leadership, but they do not fall within the scope of social improvement
intercourse. I could also cover such things as "gossip" and "point fingers"
but instead, I sought basic elements for people to improve their operation
not others.

Early in my academic career, I learned, "We love life through the aid and society
other. "Real words. Like it or not, we must interact with other people on a daily basis
basis. The advice that I have described, although simple, can greatly facilitate
how we interact with each other, making our businesses better place
live and work.

Look, its really not that complicated, just use your head, loosen a little, the treatment
others as you would have them treat you, and try not to stick your foot in your mouth.
